Short Term Rentals

The advent of short term rental sites like AirBnB and VRBO has opened up so many possibilities for real estate investors. The ability to generate 3-5x cash flow over long term rentals means that properties that once would have been liabilities can become assets.

"BRRRR"

BRRRR stands for "Buy, Rehab, Rent, Refinance, Repeat." Employed by real estate investors for a long decades, yet popularized (and acronym-ized) by David Greene and BiggerPockets, the BRRRR strategy allows investors to scale a real estate portfolio at a rapid pace.

House Hacking

House Hacking is the term used to describe buying a property with multiple units, then living in one and renting out the others. It allows buyers the ability to afford much more house, as it increases the loan amount that lenders will offer. With California's state-wide loosening of Accessory Dwelling Unit (ADU) laws, this strategy has become viable for many more buyers at every price point.  

Fix & Flip

As much as the stars of HGTV would lead you to think otherwise, Fixing & Flipping is a very difficult and very risky real estate investment strategy. That being said, when done right, it can be wildly profitable. Any edge you can give yourself on this path is worth it, because it might just be the difference between a flip and a flop.

Buy & Hold

The most tried-and-true real estate investment strategy, Buy & Hold is great for anyone interested in long-term wealth building. While monthly cash flow may be hard to come by, Santa Barbara has always delivered on the long term appreciation of real estate assets.
