Residential Real Estate
Investment Strategies
We specialize in residential real estate investment because, unlike many other Realtors, we are actually investors ourselves. We have personally invested in every strategy listed below, and we know how to find, analyze and operate properties that fit into each bucket. By combining first-hand knowledge of these investment strategies with our comprehensive knowledge of the Santa Barbara, Goleta, Montecito and Ventura markets, we are able to offer clients advice and guidance that is based in experience and a deep wealth of knowledge on the subjects. Below are a few of the investment strategies we love to help our clients implement. If you'd like to discuss any of this in more detail, please book a strategy call with us using the link below:
House Hacking
House Hacking is the term used to describe buying a property with multiple units, then living in one and renting out the others. It allows buyers the ability to afford much more house, as it increases the loan amount that lenders will offer. With California's state-wide loosening of Accessory Dwelling Unit (ADU) laws, this strategy has become viable for many more buyers at every price point.
Fix & Flip
As much as the stars of HGTV would lead you to think otherwise, Fixing & Flipping is a very difficult and very risky real estate investment strategy. That being said, when done right, it can be wildly profitable. Any edge you can give yourself on this path is worth it, because it might just be the difference between a flip and a flop.
Primary Residence
While we specialize in investment-based real estate, we understand that there is more to the equation than dollars and cents when it comes to your personal home. In this ultra-competitive market, we know how to find and win homes for our buyer clients.
For our seller clients, we know how to best position and market a home to get top dollar.
